In most cases, you don’t need planning permission for a garden room, but there are a few rules around its size, purpose and location. We’ve put together this guide to tell you all you need to know about garden room planning permission. 

Garden room planning permission

Whether you plan to use your garden room as a home gym, office or craft room – it’s classed as an outbuilding, covered by Permitted Development Rights, which means you don’t typically need planning permission.  

But there are a few conditions:  

  • Your garden room can’t be built in front of your property 
  • It has to be single storey 
  • It shouldn’t cover more than 50% of your garden 
  • It cannot be used as a self contained living accommodation

From damp conservatory to stunning extension: A 10-day transformation project

When Lisa and Alex first viewed their three-bed detached home in 2019, they fell for it straight away. It had everything they were looking for… plus a little bit more. Lisa tells us: ‘A conservatory had never been on our wishlist, but we quickly started planning all the different ways we could use the extra space.’

Unfortunately, they quickly discovered the conservatory wasn’t as useful as they’d hoped. In winter it was cold and damp, with so much condensation it soon developed a mould problem. In summer it was the opposite, becoming so hot that it was virtually unusable: ‘We never spent any time in there and it became half boot room, half dumping ground.’

Can I use my Garden Room as an extension?
Our Garden Rooms aren’t designed to be extensions, they are standalone rooms positioned away from, and not physically connected to, your property. Can I use my Garden Room all year round?
Yes, all garden rooms are fully insulated. That makes them perfect indoor environments, whatever the weather. So even in the depths of winter, you’ll have a warm, relaxing space. In that respect, a garden room functions just like any other room in your house.
Does my garden room come with electrics and a power pack?
All of our garden rooms come with an electric pack which includes, four spotlights, one double switch, three double sockets, panel heater, consumer unit and two external down lights, however, you will need to arrange for armoured cable to be installed from the house to the garden room. You will need to consider the path of the cable and ensure there are no obstacles in the way. You will also need to arrange an electrician to connect the power. Can I fix things to the walls of a garden room?
Yes, you can fix things to the walls of your garden room. You must ensure that you use the correct and appropriate fixings for heavy items. For smaller/lighter items such as picture frames adhesive hanging strips are sufficient providing that you follow the manufacturers instructions.
Can I paint the interior walls of a garden room?
Our garden rooms are supplied with a OSB interior finish as standard with the option to upgrade to plasterboard or plasterboard and plaster skim, giving you the option to decorate however you choose. We also offer an interior cladding upgrade option which is durable, low maintenance and does not need painting.
Do you offer bespoke sized Garden Rooms?

Can I just replace my conservatory roof?
If the frames and structure on your existing conservatory are strong enough, then yes, installing a new conservatory roof on an existing structure might be a good option. A trained professional would need to check the strength of your existing structure before offering advice about a conservatory roof replacement.
How much does it cost to replace the conservatory roof?
Exact costs depend on a range of factors, including the size and style of your existing conservatory and the type of new roof you require. Our team can talk you through your options.

Can I just replace my conservatory roof?
Yes, as long as the structure beneath is suitable to safely support the new roof. For Example, a solid tiled roof is heavier than traditional polycarbonate roofs, the frames/structure beneath will need checking.
