If your fascias and soffits look worse for wear (cracks, peeling paint or stains) it could be a sign that they need replacing. More obvious signs include rotting, sagging and holes.
Damaged fascias and soffits need to be replaced otherwise you could risk further damage to your home such as mould and damp, which would be more challenging to fix.
When to replace fascias and soffits
New fascia and soffit boards typically last up to 20 years, even more if they’re well maintained. However, there are some clear signs to look out for which could mean they may need replacing sooner. These include:
You notice leaks
You notice leaks
Soffits and fascias are designed to protect your roofline against moisture such as rainwater.
But fascias and soffits aren’t immune from leaks, especially if they’re poorly installed. Some other causes for leaking fascias/soffits are:
- Gaps or holes
- Blocked soffit vents, which can cause moisture to build up internally (without you even noticing)
- Blocked or overflowing gutters
Over time, leaks can lead to visible damage: water stains, cracked paint or rot. Regular inspections – at least twice a year – can help you spot any of these signs before the damage gets worse.
Visible damage
While it may seem like a cosmetic issue, any cracks, holes, and peeling or flaking paint, could be a sign of a more serious problem.
For example, cracks in your fascia could provide an entryway for pests but it can also cause it to become structurally weaker, so won’t provide great support for your gutters. Likewise flaking paint could be a sign of water damage – or if your fascia/soffit is manufactured from timber, it’ll stop protecting it from moisture.
A damaged fascia or soffit, if left to fester, can quickly deteriorate.
Sagging or coming away
If fascias/soffits are sagging or loose, you’ll need to replace it as soon as possible otherwise it could snap or fall off. Guttering is also attached to your fascias, so that too may need to be replaced if it collapses.
Rot
How can you tell if a fascia or soffit is rotting? When you touch it, does it crumble or feel spongy? If this is the case, it could be rotting and needs replacing as soon as possible.
Humidity or damp in your loft
Humidity and damp in your loft can happen for a number of reasons. Soffits are typically vented to help with airflow but if it becomes blocked, moisture can build up leading to humidity and condensation. You may also notice damp spots or water stains on your internal walls.
Gaps or holes
Gaps or holes in a fascia could provide access for pests like birds and insects, or rainwater. Significant leaks or rotting can even lead to structural damage over time.
Strong smells
If you notice a bad odour, it could be your fascia or soffit. This is usually the case with more severe damage such as rotting and should be addressed straight away.
How to replace soffits and fascias
If you notice any of the signs mentioned above, it could be time for a replacement.
uPVC is an ideal material for soffits and fascias because it’s low maintenance, easy to clean and moisture resistant – especially compared to a material like timber, which absorbs it. In effect, it offers a hard wearing, waterproof barrier.
Eurocell's uPVC fascias and soffits come in 16 different shades to suit every style and don’t need painting or staining for upkeep. The boards are also BBA approved, demonstrating their high quality.
When it comes to installation, it’s a good idea to hire a professional tradesperson. While fascias and soffits are easy to fit and lightweight, poor installation can cause some of the issues listed above. Scaffolding may also be needed to replace your fascias and soffits because it requires working at height.
When installing, follow the manufacturing guidelines closely, to maintain your warranty.
